BER vs DEC

Not sure which certificate your building needs?

They sound similar, but they measure different things and apply in different situations. Here's the short version — we'll confirm exactly what applies to your building.

Asset Rating

Commercial BER

  • Rates the building's design and fabric, not how it's actually used day to day
  • Required whenever a non-domestic building is sold or let
  • Must be included in sale and rental advertisements
  • Valid for up to 10 years, or until a major renovation changes the rating
  • Responsibility of the building owner or landlord
Operational Rating

Display Energy Certificate

  • Rates the building's actual metered energy use over the past year
  • Required for buildings over 500m² that are occupied by a public body, or frequently visited by the public
  • Must be displayed prominently, visible to the public
  • Renewed every year — it's a live rating, not a one-off
  • Issued by SEAI via a registered DEC assessor
