The Building Energy Rating or BER is the evaluation of the Energy performance of a dwelling to the requirements set out in Part L of the Building Regulations.

​What is a BER Cert
BER stands for Building Energy Rating. A BER is a certificate rating the energy performance of your dwelling. It is the equivalent to an energy label found on your household appliances.
The energy performance of the dwelling is rated on a scale of A1 to G. A1 is the most efficient meaning lower Carbon emissions and lower energy bills. The BER scheme came into force in 1997 in Ireland with its aim being to show tenants and buyers how energy efficient a property is.
It is now compulsory in Ireland to provide a BER cert for new builds, SEAI grant renovations, and properties for sale or rent to show its energy performance. Forsah are fully licensed and registered to carry out Part L Compliance and BER certification on a dwelling.
What is a Part L
All new or renovated dwellings must comply with Part L of the building regulations. Technical Guidance Documents (TGD) Part L is a section of the building regulations that deals with conservation of fuel and energy of dwellings. The latest version is Part L 2022 which is also known as Nearly Zero Energy Building (NZEB). All New builds commenced after January 2019 must comply with this latest version.

Who Requires a BER Cert
​A Ber cert is valid for up to 10 years provided there has been no changes to property that may effect its performance.
